Each project begins with a thorough exploration of current campus practices and the institution’s goals and objectives, ensuring alignment and the achievement of key partnership goals. Regarding project financing, our innovative Private Equity approach, including the groundbreaking P3+ model, offers universities the ability to retain control over their properties and operations while maintaining flexibility for the future. Our focus includes shortening the transaction term, substantial equity participation, cost-efficient capital rates, operational flexibility, and advantageous reversion/buy-out provisions. Additionally, our pioneering work in tax-exempt financing for on-campus student housing has become a standard practice nationwide. This financing structure, involving a 501c(3) non-profit owner, allows universities to finance development costs through tax-exempt revenue bonds without impacting their balance sheets or credit ratings. This approach empowers universities to maintain control over project design and operations, creating a seamless housing experience for students.
